Planning Permission
If you're planning a home extension, loft conversion, garage conversion or new build, you've probably come across the terms Planning Permission and Building Regulations. Although they're often mentioned together, they are two separate approvals that serve different purposes.
Planning Permission
Planning Permission is concerned with how a development affects the surrounding area. Your local planning authority will consider factors such as the size, appearance and location of the proposed building, as well as its impact on neighbouring properties and the local environment. Some smaller projects may be covered by Permitted Development rights, meaning Planning Permission isn't always required.
Building Regulations
Building Regulations focus on the technical side of construction. They ensure that any work carried out is safe, structurally sound and built to current standards. This includes areas such as structural integrity, fire safety, insulation, ventilation, drainage, accessibility and energy efficiency. Even if your project doesn't require Planning Permission, Building Regulations approval may still be necessary.
It's a common misconception that obtaining Planning Permission means you're ready to start building. In many cases, you'll also need Building Regulations approval before work can begin, ensuring the project complies with current legislation.
